HT Plaza was considered a bit remote, about seven to eight kilometers from the Sevan center, but the rent was not cheap.
"What about the larger one?" I prompted.
"The larger one used to be a small restaurant, about 4000 square feet. The location is better, so the rent is also not cheap, almost $75 per square foot!"
Calculating it like this, the monthly rent would be around three hundred grand, which added up to three hundred and sixty grand a year.
If it were before, my meager commission wouldn't be enough, and I'd have to max out my credit cards.
But now it was different. I had money.
"How's the renovation for the 4000 square feet?"
"The property has been cleared out. If you want to renovate, it'll probably cost at least five to six hundred grand."
Five to six hundred grand!
Thinking about it, that was a million gone!
I asked, "If we lease the 4000 square feet lot, can we break even in a year?"
