Jacob laid the leather portfolio flat on the glass dining table, flipping it open with the precision of a man who had rehearsed the same gesture a thousand times. Inside were neatly arranged forms: reservation agreements, financing terms, and a printed breakdown of the ₱62 million asking price.

Timothy pulled out a chair and sat, Tiffany sliding into the one beside him as if she had every right to witness the transaction. Her presence wasn't lost on Jacob—he was all professionalism, but his eyes flickered once, reading the dynamic between them.

"So," Jacob began smoothly, "the standard financing term for a ₱62 million property usually stretches up to ten years with bank assistance. But if you are considering a shorter schedule—say, twelve months—we can arrange an internal developer-financed scheme. It will be aggressive, but manageable if you are certain of cash flow."
